Sara T. Toner

Associate

Sara T. Toner focuses her practice on transactions involving the acquisition, sale, lease, finance and development of commercial real estate properties. She is an associate in the firm’s Business Department and a member of the Real Estate Group.

Sara has represented major real estate developers, significant holders of commercial real estate and institutional clients in all types of real estate transactions. With a focus on land use projects, she has experience representing clients before zoning boards and planning commissions to obtain development approvals and to resolve land use disputes.

Representative Experience

  • Represented major land trust in connection with the acquisition of more than 100 acres of land in connection with the preservation of a portion of the site of the Battle of Brandywine, circa 1777.
  • Represented major banking institution in connection with subdivision of land essential for the sale of a historic property located in downtown Wilmington.
  • Acted on behalf of one of the world's largest financial institutions in connection with the disposition of numerous properties in the greater Wilmington area.
  • Acted on behalf of one of the nation’s most dynamic financial services organizations as tenant in connection with lease of commercial office space in the greater Wilmington area.
  • Represented one of Delaware’s largest financial institutions in connection with loan workouts, forbearance agreements and foreclosure proceedings.
  • Represented prominent international corporation in land use proceedings in connection with the development of major R&D and technology center in Newark, Delaware.
  • Represented client in connection with financing and development of an organic waste recycling center.
  • Acted on behalf of well-known developer in connection with construction, long-term financing and refinancing transactions.
  • Acted on behalf of various landlords on leasing transactions for retail, office and commercial properties, including developing and improving standard form lease documents and advising on lease interpretation disputes.
  • Acted for numerous prominent developers in connection with acquisitions, dispositions, zoning and subdivision of land in Delaware in connection with large-scale residential development, condominiums, commercial shopping centers and office building projects.
  • Represented prominent real estate developers in the preparation of easements and ground leases in connection with land development projects.
  • Represented numerous clients in connection with the formation of limited liability companies for the acquisition and development of real estate.
  • Provided advice to numerous clients with respect to limited liability companies, including formation, operating agreement drafting and member disputes.
